attached application of Medical Centre Builders, Inc. for a permit to
install and operate a 62-car off-street parking lot on property at the
southeasterly corner of Smith Ave. and Sherman St., also described as
Lots 1, 2 and the northerly 30 feet of Lot 3b, Block 50, Dayton &
Irvine's Addition, in accordance with plans approved September 26,

Dear Madam:
This is in the matter of the application of Medical Centre Builders
Inc. for a permit to install and operate a 62 car off- street parking
lot on property located at the southeasterly corner of Smith Avenue
and Sherman Street which is described as Lots 1, 2, and the northerly
30 feet of Lot 3, Block 50, Dayton & Irvine`s Addition. The property
is zoned commercial.
The subject property is now being developed with a four -story medical
building which the proposed parking lot will,serve. This is an irreg-
ularly shaped tract of land with a frontage of 200.73 feet on the west-
erly side of Sherman Street and 150 feet on the southerly side of Smith
Avenue resulting in an area of approximately 28,336 square feet. To
the northwest across Smith Avenue is the St. Paul Schools' shop; north-
easterly and across Sherman Street is St. Luke's Hospital parking lot;
southeasterly and adjoining is a vacant commercial lot, and a commercial
garage building which fronts on Ramsey Street; southwest and adjoining
is a single - family residence which fronts on Smith Avenue. The Traffic
Engineer has approved the parking lot plan which meets the standards
for this type of facility. However, because of the size of this facility,
it is suggested that proper drainage be installed by means of catch - basins.
Field investigation discloses no basic objection to the proposal.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a 62 car off - street parking lot on the
above described property in accordance with plans approved September 26,
196$3 On October 3, 1963, the City Council granted an informal approval
of this matter.

You are hereby notified that the Council of the City of St. Paul will
consider the matter of the application of Medical Centre Builders Inc.
for permit to install and operate a 62 -car off - street parking lot
accessory to medical building at the southeasterly corner Smith and
Sherman. The property is described as Lots 1 and 2 and the northerly
30 feet of Lot 33 Block 50, Dayton and Irvines Addition.
A public hearing will be held in the Council Chambers of the Court
House and City Hall in the City of St. Paul, at 10:00 a.m. on
October 24� 1963.
