Dear Madam:
This is in the matter of the application of the Parish of St. John;,
the Evangelist for a permit to install and operate a 28 car off - street
parking lot on property located at the southwest corner of Portland
Avenue and Kent Street which is described as Lot 1 and the east 10 feet
of Lot 2, Weed and Willius Rearr. of Block 23, Woodland Park Addition.
The property is zoned "A" residence.
The site is vacant, having been recently cleared of a residential
structure, and has a frontage of 71 feet on the south side of Portland
Avenue and 140.17 feet on the west side of Kent Street, resulting in
an area of approximately 9,952 square feet. West and adjoining is a
single - family residence; to the north and east across the adjoining
streets are apartment buildings, south and across a paved•public alley
is a parking lot owned by the applicant.
Field investigation discloses no basic objection to the proposal. The
plans meet the standards for this type of facility and have been approved
by the Traffic Engineer. The plans indicate that ingress and egress
will be provided by a driveway to the alley on the south.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a 28 car off - street parking lot on the
above described property in accordance with plans approved September 26,
1963 as reflected in final plans dated October 22, 1963.
