That the Zoning Code, Chapters 60 to 64, inclusive, of the Saint Paul Legislative Code, pertain- ing to Use Districts, Height Districts, and Rezoning -of certain properties in the City of Saint Paul, as amended, be and the same is hereby further amended so as to rezone the following described property from "A" Residence Dis- trict to "C" Residence District, to -wit: Lots 1 through 8, Block 7, Como Park ,3rdiAddi- tion, and any now or hereafter vacated sections of public streets or alleys con- tiguous to the same and the land embracing any ,sugi now or hereafter vacated sections of public streets or alleys, according to the plat thereof on file and of record in the office of the Register of Deeds in and for Ramsey County, Minnesota, being located on ,the south side of West Geranium Avenue (vacated) between Como Avenue and North Avon Street. Geranium Avenue (vacated) between Como Avenue and No., Avot Street which is described as Lots 1 thru 8, Block 7, Como Park Addi- tion and any hereafter vacated se-MbVs-of public streets or alleys contiguo� ous �Iereto. V On September 18, 1963, the Commissioner of Finance reported the petition sufficient with the owners of 22 of a possible 29 (867o) tracts of land within the prescribed 100 foot radius having signed the petition. The site is vacant, wooded land, and it is proposed to consolidate this/pro- perty with the adjoining property to the east which was recently reclassi- fied to a "C" residence district for the purpose of developing the site with apartments. No specific proposal has been submitted as of this 1 date. The subject property consists of eight platted lots fronting on vacated Geranium Avenue. This is an irregularly shaped tract which measures 215.8 feet on its north boundary line, 150 feet on the east boundary line and 94.2 feet on the west property line, resulting in an area of approxi- mately 28,448 square feet. North and adjoining is Como Park Junior High - scholl property; east and adjoining is the Grant Construction Company storage yard, south and west across an unimproved public alley and front- ing Como Avenue are four single - family residences and three vacant lots which are owned by the petitioner. Field investigation discloses that the subject property could be de- veloped for multi - residential purposes without having a detrimental effect on the adjoining properties.
