AN ORDINANCE AMENDING THE ZONING CODE, CHAPTERS

TIVE CODE, PERTAINING TO USE DISTRICTS, HEIGHT

IN THE CITY OF SAINT PAUL, AS AMENDED. THIS
IS AN EMERGENCY ORDINANCE RENDERED NECESSARY FOR
THE PRESERVATION OF THE PUBLIC PEACE, HEALTH,
AND SAFETY.
THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section 1. That the Zoning Code, Chapters 60 to
64, inclusive, of the Saint Paul Legislative Code, pertain-
ing to Use Districts, Height Districts, and Rezoning of cer-
tain properties in the City of Saint Paul, as amended, be
and the same is hereby further amended so as to rezone the
following described property from "B" Residence District
to "C" Residence District, to -wit:
Lots 8, 9 and 10, Block 939 West St. Paul
Proper, according to the plat thereof on
file and of record in the office of the
Register of Deeds in and for Ramsey County,
Minnesota, being located at the southeast
corner of George Street and unimproved
Maurice Street.
Section 2. This ordinance is hereby declared to
be an emergeiXey ordinance rendered necessary for the preserva-
tion of the public peace, health and safety.
Section 3. This ordinance shall take effect and
be in force upon its passage, approval and publication.

Lots 8, 9, 10, Block 93, West St. Paul Proper.
On November 1, 1963, the Commissioner of Finance reported the petition
sufficient with the owners of 16 of a possible 22 (72.72%) tracts of
land within the prescribed 100 foot radius having signed the petition.
The subject property is vacant and of a rolling terrain. It consists
of three platted lots dnd has a frontage on unimproved Maurice Street
of 150 feet, and 150 feet on the south side of George Street, resulting
in an area of 221500 square feet. As indicated on the petition, it is
proposed to develop the site with a 25 unit apartment building consist-
ing of efficiency, one and two- bedroom units. To the north and across
George Street are single- family residences which front on said street;
to the east and adjoining is a single- family residence, farther east
and fronting on State Street is a hardware store with apartments on the
second floor; south and adjoining and fronting on Stevens Street is
vacant land classified in the "B" residence district; west and across
unimproved Maurice Street and fronting on Robert Street are three single -
family residences. Field investigation discloses that if the land is
not used for public purposes as indicated in the Comprehensive Land,Use
Plan, it would be suitable for multi- residence purposes.
In consideration of the above fadDrs, the Board of Zoning recommends the
granting of the petition to• rezone the above described property to a
"C11 residence district.
