OF ZONING, CITY OF SAINT PAUL 5] 1315 CITY HALL AND COURT HOUSE SAINT PAUL 4, MINNESOTA December 3, 1963 Mrs. Agnes H. O'Connell City Clerk Building Dear Madam: This is in the matter of the application of R. G. Drieling for a permit to remove and reconstruct an existing filling station on property located at the southwest corner of Payne and East Minnehaha Avenues which is described as Lots 1, 2, 3, Block 3, Irvine's 2nd Addition. The property is zoned light industry. The subject property is a triangularly shaped tract of land having a front- age on the south side of Minnehaha Avenue of 132 feet and 172.5 feet on the northwesterly side of Payne Avenue resulting 'in an area of approximately 9,640 square feet. To the north and across Maryland Avenue are multi- family residences-and a tavern which fronts on Payne Avenue; west and across a public alley is an apartment building which fronts on Minnehaha Avenue; east and across Payne Avenue is the Hamm Brewery Company office building; south and across Payne Avenue is a parking lot. Field investigation dis- closes no basic objection as it will be an improvement over the existing facility. The Traffic Engineer and Planning Board staff have reviewed the proposal and recommend approval of the plan which meets the standards for this type of facility. In consideration of the above findings, the Board of Zoning recommends the granting of the application for a permit to remove and reconstruct an existing filling station on the above described property in accordance with plans approved November 7, 1963 as reflected in revised plans dated November 18, 1963.
