RESOLVED, upon and pursuant to the pertinent application therefor,
by Ron Saxon Ford, Inc., owner r,or, lessee of the subject premises
located'at the northeast corner of University Avenue and Marion Street,
in the City of Saint Paul, described as Lots 1, 2, 3, Block 30,
Robertson & Van Etten's Addition and Lots 9, 10, 11, Block 4,
Magoffin & Breckinridge's Addition, that a special permit hereby is
granted to said applicant and its successors and assigns, for the
enlargement of the existing used car sales lot, on said premises,
in accordance with the plans therefor, filed herewith; that said
applicant- permittee, and his successors and assigns, in connection
with the maintenance and operation of said used car sales lot and the
enlargement of the same, shall make due compliance with all applicable
provisions of municipal ordinances, state statutes and rules and
regulations of public authorities having cognizance.

This is in the matter of the application of Ron Saxon Ford for a permit to
enlarge an existing used car sales lot on property located at the northeast
corner of University Avenue and Marion Street which is described as Lots 1,
2, 3, Block 30, Robertson• 6 Van Ettens Addition and Lots 9, 10, 11, Block 4,
Magoffin & Breckinridge's Addition. The property is zoned light industry.
The subject property consists of a used truck sales lot and vacant property
recently cleared of three sub - standard structures. It is proposed to in-
stall and operate a used car sales' lot for approximately 80 cars. Lot 3 is
developed with a commercial garage building and operated as a body -repair
shop. The subject property has a frontage of 285 feet on the north side of
University Avenue, 133 feet on the east side of Marion Street and 107.75
feet on the east property line resulting in an area of approximately 34,459
feet. To the east, west and south are various commercial and light indus-
try uses;• to, the north are the, rear yards of residences which front on
Sherburne Avenue. The applicant's plans meet all of the standards for this
type of facility'and indicate the construction of two driveways, one off
University Avenue and one off Marion Street. The other existing curb cuts
are to be closed by constructing new curbing. The Traffic Engineer and the
Planning Board Staff have reviewed the proposal and recommend approval.
In consideration of the above factors, the Board of Zoning recommends the
granting of the` permit to enlarge an existing used car sales lot on the
above described property in accordance with plans approved October 24, 1963
as reflected in revised plans dated November 15, 1963.

A public hearing will be held in the Council Chambers of the Court House
