The property is zoned heavy industry and t1C11 residence. A portion of the site is developed with a large residence which is used for Sunday School purposes. It is proposed to remove this structure and erect an educational building on a portion of the subject property. This is an irregularly shaped tract of land consisting of three platted lots and part of a vacated street. The subject property has a, frontage of 112 feet on the west side of Maria Avenue and the remaining 183 feet abuts re- cently vacated Maria Avenue (9/26/63) resulting in an area of approximately 56,981 square feet. To the north and adjoining is an extremely deep ravine; to the east and adjoining is a recently vacated portion of Maria Avenue which is now owned by the church; west and adjoining, in part, is a ravine. There is also a parking lot adjacent and approximately 20 feet below the grade of the sub- ject property. South and adjoining is a single - family residence which is set back approximately 20 feet from Maria Avenue. Because of the topography of the subject property, it appears impossible for the applicant to maintain the setback required under the Zoning Code, and therefore a relaxation is requested. Field investigation discloses that the applicant's request appears reasonable and that the appeal to establish a setback of zero feet from Maria Avenue is a legitimate variance. The plan submitted by the applicant indi- cates that only the entrance to the proposed structure would have a setback of zero feet, the remaining part of the structure would have an average set- back of approximately 16 feet. It does not appear that the setback as re- quested would have a detrimental effect on the single - family residence in the block to the south. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal to establish a setback of zero (0') feet on the above described property. Sincerely, , H. C.
