RESOLVED, upon due consideration of the application therefor,
by Gopher Rambler, Inc., owner of the subject premises situate in the
City of Saint Paul at the southwest corner of East Seventh and Hop4;�
Streets, particularly described as all of Lots 1 and 2, and except the
west 34.5 feet of the north 60 feet, Lot 3, Keller's Subd'n of Bl'k
11, Lyman Dayton's Add'n, that a permit hereby is granted to said
applicant for the enlargement and maintenance of the used car sales lot
on said premises, in accordance with the approved plans therefor,
subject to the extra requirement that an 8 -inch concrete wheel stop
shall be installed and maintained upon andalong the perimeter lines
of said premises and on that part of the same which adjoins existing
buildings, and subject to compliance with the provisions of all

Dear Madam:
This is in the matter of the application of the Gopher Rambler Inc. for a
permit to enlarge an existing used car sales lot on property located at
the southwest corner of E. Seventh and Hope Streets which is described as
all of Lots 1 and 2, and except the west 34.5 feet of the north 60 feet,
Lot 3, Block 11, Lyman Dayton's Addition. The property is zoned commercial.
The subject property is presently developed and used as a used car sales lot
and this application is for the purpose of legalizing the existing operation.
A portion of the subject property was approved and developed as a used car
sales lot in 1961 at which time part of the site was developed with a commer-
cial building which has been removed to provide additional space. The subject
property is "L" shaped, having a frontage of 79.5 feet on the south side of
E. Seventh Street, 110 feet on the west side of Hope Street and 114 feet along
the alley line in the rear of the property, resulting in a total area of 10,650
square feet. To the south across an alley is a single - family residence and
all other uses in the area are commercial. Field investigation discloses no
basic objection to the proposal. However, an 8" concrete wheel stop should
be provided around the perimeter of the subject property as well as that part
which adjoins existing buildings to protect against encroachment on public
sidewalks and damage to buildings. The Traffic Engineer has approved the
plan which meets the standards for this type of facility, subject to the above
mentioned wheel stops.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for a permit to enlarge an existing used car
sales lot subject to providing 8" concrete wheel stops set back a minimum
distance of 2J' around the perimeter of the subject property as well as
along the adjoining buildings in accordance with plans approved September 5,
1963.
