RESOLVED, that Standard Oil Division of American
Oil Company be permitted to install and operate a gasoline
filling station at the northeast corner of Highway #12
Frontage Road and Ruth Street described as that part of
Tract C Registered Land Survey #91 files of the Registrar
of Titles, County of Ramsey, State of Minnesota described
as follows: beginning at the intersection of the west line
of Tract C and the north right -of -way line of U. S. Highway
12, thence north alongsaid west line 150 feet; thence east
at right angles 150 feet; thence south at right angles to
the said north right -of -way line; thencewesterly along said
north right -of -way line to the pointfof beginning, in ac-
cordance with the plan submitted, the installation to ,-be under

Dear Madam:
This is in the matter of the application of the Standard Oil Division of
American Oil Company for a permit to install and operate a new filling
station on property located at the northeast corner of Highway # 12 Frontage
Road and Ruth Street which is described as that part of Tract C Registered,,':
Land Survey # 91 files of the Registrar of Titles, County of Ramsey, State
of Minnesota described as follows: beginning at the intersection of the west
line of Tract C and the north right -of -way line of U. S. Highway 12, thence
north along said west line 150 feet; thence east at right angles 150 feet;
thence south at right angles to the said north right -of -way line; thence west-
erly along said north rigbt -of -way line to the point of beginning. This
property was rezoned to commercial on May 23, 1957 as part of a larger tract.
The subject property has a curvilinear frontage of approximately 160 feet on
the north frontage road of Highway # 12 and 150 feet on the east side of Ruth
Street resulting in an area of approximately 16,550 square feet. East and
adjoining is vacant land, farther east is a recently constructed Savings and
Loan; north and adjoining is vacant land zoned commercial; south and adjoin-
ing is Highway # 12; west and across Ruth Stredt is a recently constructed
filling station. Field investigation discloses no basic objection to this
proposal and the proposed Land Use Plan indicates this is a proper use for
the land. The Traffic Engineer and the Highway Department have reviewed the
proposal and recommend approval. The proposed plan meets all of the require-
ments for this type of facility.
In consideration of the above factors, the Board of Zoning recommends approval
of the application for a permit to construct a new filling station on the
above described property in accordance with plans approved September 5, 1963.
On September 20, 1963, the City Council granted an informal approval of the
proposal.

gasoline storage tanks.
We have investigated the foregoing and report that this installation
will be installed in accordance with the rules and regulations of the
National Board of Fire Underwriters and the St. Paul Fire Prevention
Code. We, therefore, recommend permission be granted.
