O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Paul Gores to install and operate a 12 car off - street parking lot in conjunction with a proposed 12 unit apartment building to be constructed on property located at the northeast corner of Minnehaha Avenue and Edgerton Street which is de- scribed as Lots 14, 15 and the west 9 feet of Lot 16, Block 3, Borup and Payne's Addition. The property is zoned "C" residence. The site, which is vacant, has a frontage of 99 feet on E. Minnehaha Avenue and 135 feet on Edgerton Street resulting in an area of 13,365 square feet. The surrounding area consists of mixed residential uses and vacant land. Field investigation discloses no objection to the proposal which meets the standards for density and building ground cover- age. The Traffic Engineer has approved the parking lot plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for a 12 car off-street parking lot on theabove described property in accordance with plans approved September 5, 1963.
