V. Wulff's 1) appeal to relax the 13 foot setback required from Nevada Avenue to five feet, and 2) application for a permit to install and operate a 58 car off- street parking lot in conjunction with a pro- posed mortuary on property located at the northwest corner of E. Nevada and White Bear Avenues which is described as Lots 1, 2, 3, 4, ex. the north 55 feet thereof, Lot 5 except the north 55 feet thereof and except the west 20 feet thereof, all of Lot 26I except the west 20 feet thereof, all of Lots 27, 28, 29, 30, Block 1,•'R. F. Marvin's Addition. This property was classified commercial on October 7, 1961 with'a negative easement limiting the commercial u ,9e to that of a mortuary. The site is vacant and has a frontage of 213 feet on White Bear Avenue and.180 feet on E. Nevada Avenue resulting in an area of approximately 38,340 square feet. West and across a public alley are single- family residences which front on Nevada Avenue; south and across Nevada Avenue is a single- family residence and a doctor's office which front on White Bear Avenue and a single - family i residence fronting on Nevada Avenue; north and adjoining is a chiropractic clinic'; east and across White Bear Avenue are single- family residences fronting on said street. Because of the mixed zoning on Nevada Avenue, the parking lot should maintain a setback from Nevada Avenue of 13 feet, and it is necessary to secure Council approval for the proposed 5 foot setback. Field investigation discloses• no basic objection to the proposed use of the property-as a site for a mortuary. The plans meet the standards for this type of facility with the exception of the setback. However, the Traffic Engineer is of the opinion that there should be only two driveways on tbe',adjoining alley to the west rather than the four as proposed. I The Board of Zoning considered these matters at their regular meeting on June 6, 1963 and recommend the granting of the appeal to relax the required 13 foot setback from Nevada Avenue to 5 feet, and the permit for a 58 car off - street parking lot on the above described property in accordance with plans approved June 6, 1963 and as reflected in revised plans dated July 17, 1963.
