O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the Standard Oil Company to reconstruct a filling station located at the southeast corner of Snelling and Marshall Avenues on property described as the west 120 feet of Lots 1, 2, 3, Block 3, Boulevard Addition. The property is zoned commercial. The site is developed and operated as a filling station by the appli- cant. It is' proposed to replace the existing facility with an entirely new station. The site has a frontage of 96.9 feet on the east side of Snelling Avenue and 120 feet on the south side of Marshall Avenue, resulting in an area of approximately 11,628 square feet. The surrounding area uses are entirely commercial in nature. The Traffic Engineer has approved the plan which meets the standards for this type of facility. The driveways meet the standards of the State Highway Department. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to reconstruct a filling station on the above described property in accordance with plans approved June 6, 1963 as revised on July 2, 1963.
