O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Louis Horeish for a permit to remodel and enlarge an existing filling station on property located at the southeast corner of Milton Street and Randolph Avenue which is described as Lots 13, 14, 15, Block 1, Watson's Addition. The property is zoned commercial. The site is developed with a filling station and trailer - rental operation and it is proposed to construct an "L" shaped addition to the filling station building which would have a 14 foot width along the east wall of the building and an 18 foot width along the south wall of the building. The subject property has 118.73 feet on the south side of Randolph Avenue and extends to a depth of 150 feet, resulting in an area of approximately 17,809 square feet. North and across Randolph Avenue are various commer- cial uses and a single - family residence; east and adjoining are single - family residences fronting on Randolph Avenue; south across a public alley are single- family residences fronting on Juno Avenue; west and across Milton Street is a bake-shop. All of the properties fronting on Randolph Avenue are zoned commercial and have been since the enactment of the Zoning Ordi- nance in 1922. Field investigation discloses no basic objection to this enlargement. However, it appears that it would be desirable to reduce the size of the most easterly driveway fronting on Randolph Avenue. The Traffic Engineer has reviewed the plan which meets the s nd-ard-s this type of facility, subject to reducing the size of t asterly driveway mentioned above. The Board of Zoning considered this matter at their regular -meeg on June 6, 1963, and, because the driveway in question has existed f r many years, recommend the gra'nti'ng of the permit as requested, in accordance with plans approved June 6, 1963 and dated June 21, 1963. 1 Sincerely, /,(CVJ� H.
