Engen, doing business as Jerry's Standard, owner of the subject premises at the southeast corner of West Seventh and Davern Streets, described as Lots 6 and 7, Snelling Outlots, according to the official plat of the same filed in the office of the Register of Deeds in and for Ramsey County, Minnesota, hereby is granted and a special permit hereby is issued to said applicant to install and maintain on said premises, in conjunction with an existing filling station, an 8 -unit capacity trailer rental lot for the exhibiition thereon of trailer units at no time exceeding eight in number, and conduct of transactions for the rental of the same to third parties under rental contracts restricting the use of the same to locations removed from said premises; all subject to the requirement hereby imposed as a condition precedent to the operative effect of said special permit, that said permittee, at said bergittee's pwn•cpst and expense, install sidewalks and curbing along the line of Davern Street, upon which said premises abut, together with proper concrete curbing along the inner side of such sidewalks, and that said authorized trailer parking lot be constructed, installed, and maintained in accordance with the approved plans therefor-'herewith filed and in accordance with all applicable provisions of State statutes, municipal ordinances, and rules and regulations of public authorities having cognizance. O'Connell City Clerk Building September 11, 1963 S- e- a� J_ Dear Madam: /'� Q �� This is in the matter of the application ofAJerry's Standard to install and operate an 8 unit trailer - rental lot in conjunction with the filling station on property described as Lots 6 and 7, Snelling Outlots which is located at the southeast corner of West Seventh and Davern Streets. The property is zoned commercial. This is an irregularly shaped tract of land having a frontage of 104.65 feet on the southeasterly side of West Seventh Street and 167.6 feet on the east side of Davern Street. South and adjoining is vacant land; west across Davern Street is the Manor restaurant; east and adjoining is a restaurant; to the north across West Seventh Street is a filling station. Field investigation discloses that sidewalks and curbing should be installed along the Davern Street frontage and proper concrete curbing along the inner side of the side- walk. The Traffic Engineer has approved the plan which meets the standards for this type'of facility. The Board of Zoning considered this matter at its regular meeting on August 1, 1963 and recommends the granting of the permit for an 8 unit trailer - rental lot in conjunction with the filling station on the above described property in accordance with plans approved August 1, 1963 and with the suggestion that the sidewalks and curbing be in- stalled as above outlined.
