Rein Development company for a permit to install and operate a 108 -car private off - street parking lot in conjunction with nine 12 -unit apartment buildings to be erected on property located on the east side of Barclay Street between Geranium and Jessamine Avenues. The property is described as Block 5, Maryland Heights and the vacated alley therein and that portion of Geranium Avenue (vacated) lying between Barclay Street and the east line of Maryland Heights. The property is vacant and has a frontage on the east side of Barclay Street of 328.76 feet and a depth of 394.65 feet, resulting in an area of approximately 129,745 square feet. East and adjoining is vacant land; north and adjoining is property owned by the applicant and being developed with apartment buildings; south and adjoining is vacant land proposed to be developed for apartment use; west and across Barclay Street is the Phalen Shopping Center. Field investigation discloses no objection to this proposal as it will be in keeping with the Proposed Land Use Plan and the surrounding area land uses. The Traffic Engineer has reviewed the parking lot layout and re- commends approval of the plan which meets the standards for this type of facility. The proposal meets the required standards for density and building ground coverage. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for an 108 -car off - street parking lot on the above described property in accordance with plans approved February 7, 1963.
