RESOLVED, that The Schneider Company be permitted to install
and operate a 132 -car private off - street parking facility in conjunction
with four 11 -unit and four 22 -unit apartment buildings to be constructed
on the north side of Maryland Avenue between Clarence and McAfee Streets,
more particularly described as Lots 1 through 16, Block 2, Brenner's
Addition, in accordance with plans approved December 10, 1962, subject to
compliance with the provisions of all ordinances governing the operation
of parking lots, and to the condition that the sidewalks abutting said
premises be kept clean and free of ice and snow at all times.

the attached application of the Schneider Company for permit to
install and operate a 132 -car private off - street parking lot in
conjunction with four 11 -unit and four 22 -unit apartment building
on the north side of Maryland Ave. between Clarence and McAfee,
in accordance with plans approved December 10, 1962, as more
fully set out in the attached file.

Traffic Engineer and Planning Board staff have reported there is no
objection to this proposal.
In consideration of these factors, the Board of Zoning, at its meeting
of September 21, 1962, recommended that the 132 -car off-street parking
facility be approved in accordance with the applicant's plan dated
December 10, 1962.

Dear Madam;
This is in the matter of the application of the Schneider Company for
a permit for a 132 -car off - street parking facility which was referred
to the Board of Zoning,on August 15, 1962. The subject property is
situated on the north side of Maryland Avenue between Clarence and
McAffee. It has a frontage of 270 ft. on Maryland and extends to the
north some 493.42 ft. resulting in an area of about 133,232 sq. ft.
or 3 acres. On June 28, 1962, this property was classified in the
It C1/ residence. district .
It is the intent of the applicant to construct eight 2 -1/2 story apart-
ment buildings.consisting of four 11 -unit two- bedroom buildings and four
22- unit one - bedroom buildings totaling 132 units. Three (3) of the
buildings will front on Clarence and three on McAffee Streets with two
(2) buildings fronting on Maryland.
Field investigation discloses that because of the physical character-
istics of this property it does not appear reasonable that it would
ever be developed for single- or two - family residence use, and that the
proposed use would be a proper one.
East and across Clarence Street is a single- family residence which fronts
on Maryland Avenue and several vacant lots classified as "A" residence
which front on Clarence Street. Directly north and adjoining are vacant
lots having the same characteristics as the subject property and which
front on unimproved McAffee and Clarence Streets. Farther north are
single - family residences which front on Clarence Street. West and
across unimproved McAffee Street is vacant land recently classified
it C" residence for contemplated apartment development, and south across
Maryland Avenue are 3 single- family residences and several vacant lots
fronting on Maryland Avenue all classified in the "light industrial"
district.
