direction and to the satisfaction of the Commissioner of

sidewalks abutting said premises be kept clean and free of
fice-and snow at all times. Whenever the Council may deter-
mine that said station constitutes a traffic or fire hazard,
this permit may be revoked.

Dear Madam:
This is in the matter of the application of the Shell Oil Company for a permit
to install and operate a new filling station on property located at the north-
east corner of White Bear Avenue and Old Hudson Road which is described as the
south 50 feet of Lot 6 except the east 112.67 feet thereof and all of Lot 5
except the east 112.67 feet thereof Block 5, Hudson Gardens.
The site was - rezoned to a commercial district on December 8, 1962 as part of a
larger tract. The property is developed in part with a two - family residence
which will be removed for the construction of the proposed filling station.
The subject property has a frontage of 151.6 feet on White Bear Avenue and 174.25
feet on Old Hudson Road, resulting in an area of approximetly 27,450 square feet.
Directly north and adjoining and fronting on White Bear Avenue is a recently
constructed single - family residence, farther north are recently constructed
single - family residences; directly east and adjoining is vacant land owned by
the applicant and which was recently reclassified to a commercial district; south
and across Old Hudson Road is the Lakes & Pines motel; directly west and across
White Bear Avenue is vacant land part of which is commercially zoned; northwest
and across White Bear Avenue are recently constructed single - family residences
which front on White Bear Avenue; diagonally across the intersection of Old
Audson Road and White Bear Avenue is a nursery sales lot and a single- family res-
idence.
Field investigation'discloses no basic objection as the proposed development will
not provide any problems due to driveways, setbacks and drainage. The Traffic
Engineer has approved the plan which meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends the granting
of the permit to install and operate a new filling station on the above described
property in accordance with plans dated February 13, 1963.

In regard to the application of the Shell Oil Company for permission
to install and operate a gasoline filling station at the northeast
corner of White Bear Avenue and Old Hudson Road.
They wish to install 3 islands, 6 pumps, 5 tanks - 1 -560 gallon
underground gasoline storage tank, 1 -1000 gallon, 1 -4000 gallon,
1 -5000 gallon and 1 -6000 gallon tank. .�
We have investigated the foregoing and report that this installation
will be done in accordance with the rules and regulations of the
National Board of Fire Underwriters and the St. Paul Fire Prevention
Code.
We, therefore, recommend that permission be granted.
