O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Texaco Inc. for a permit to install and operate a new filling station on property located at the southwest corner of Prosperity and East Geranium Avenues which is des- cribed as that part northwesterly of Prosperity Avenue as relocated of Lots 4 and 5 and all of Lots 6, 7, 8 and 9, Block 8, Kiefer Park Addition. The zoning is Heavy Industry. A public hearing is not required. The subject property is an irregularly shaped tract of land :having a 146.75 foot frontage on the west side of Prosperity Avenue and 243.78 feet on unimproved Geranium Avenue, resulting in an area of approximately 24,709 square feet. To the east across Prosperity Avenue is the Phalen Shopping Center; to the north and west is vacant land classified heavy industrial; south across an unimproved pubic alley is a filling station which fronts on Prosperity Avenue and a single - family residence which fronts on Jessamine Street. Field investigation discloses that this proposal would not deviate substan- tially from the Proposed Land Use Plan as there is a filling station now adjoining to the south. The Traffic Engineer has approved the plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recojmends the granting of the permit for a new filling station on the above described property in accordance with plans approved January 17, 1963. z Sincerely, H CW /mm En cl.
