O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Paul Gores for a permit for a 17 -car offstreet parking lot on property located on the east side of Edgerton Street between Reaney and Minnehaha Avenues which is described as Lots 13, 14, 15 and the west 9 feet of Lot 16., Block 3, Borup & Payne's 'Addition. The property is zoned IICI' Residence. The site is vacant and the applicant proposes to develop it with a 17 -unit apart- ment building with off - street parking for 17 cars. The site is IILII shaped having a frontage of 270 feet along the east side of Edgerton Street, a frontage of 45 feet along the south side of Reaney and a 99 foot frontage along the north side of Minnehaha with a total area of 19,440 square feet. East and adjoining is a recently constructed 17 unit apartment building fronting on Minnehaha and a four - plex fronting on Reaney; west and across Edgerton Are - single .and two - family resi- dences which front on said street; north and across Reaney is a construction storage yard which is in an industrial district; south and across Minnehaha is vacant land classified IICII residence. Field investigation discloses no basic objection to developing the property for multi - family residences. The proposed development meets the existing density standards of the Zoning Code; the applicant's plan meets all of the standards for this type of facility; and the Traffic Engineer has reviewed-and recommended approval of the parking lot plans.
