Co. R /W; also the west 237 ft. of the north 128.81 ft. of Lot 21 and the south 50 ft. of the north 178.81 ft. of the east 70 ft. of W. 237 ft. of Lot 21, Snelling Outlots and which is located on the east side of Davern street at Field Avenue. The site is presently vacant and has a frontage of 218.95 ft. along Davern Street and extends to an average depth of 237 ft. resulting in an area of 56,241 sq. ft. To the west across Davern Street and south -and adjoining are single - family residences; north and adjoining is the Fold "Motor Company spur trackage; and east and adjoining is the Sibley Plaza Shopping center complex. Field investigation discloses that the proposed use would be desirhble in that it would establish a transitional use between the single - family residence uses to the west and the commercial development to the east. The applicant's plan as submitted meets all of the requirements of the off - street parking lot ordinance as well as the density requirements of the Zoning Code. The Traffic Engineer has reviewed the parking lot plan and recommends approval of same. The Board of Zoning, at its regular meeting of October 10, 1963, considered this matter and in view of the above findings recommends approval of the application as submitted for a 52 -car off - street parking lot in conjunction with two (2) proposed 26 -unit apartment buildings on the above - described property.
