The City Council requested that-you prepare a resolution granting the
attached application of Andrew Berg, Sr. for a permit to install and
operate a 36-car off-street parking lot in conjunction with two proposed
18 -Amit apartment buildings to be constructed on property at the northwest
corner of Agate St. and Geranium Ave., also described as Lot F, Soo Line
Plat #4 and part of Agate St. vacated adjoining on the east side of Lot F,
in accordance with plans approved October 10, 1963 as revised November 6, 1963-

Dear Madam:
This is in the matter of the application of Andrew Berg Sr. for a
permit to install and operate a 36 car off- street parking lot in con-
junction with two proposed 18 -unit apartment buildings to be erected
on property located at the northwest corner of Agate Street and Gera-
nium Avenue which is described as Lot F Soo Line Plat # 4 and part of
Agate Street vacated ajoining on the east side of Lot F. The property
is zoned Heavy Industry.
This is an irregularly shaped tract of vacant land which has a front-
age of 259.47 feet on the north side of Geranium Avenue and an area of
approximately 38,507 square feet. Directly east and adjoining, at a
much lower elevation, is railroad property being used for industrial
purposes; south and across Geranium Avenue are two single - family resi-
dences and vacant, industrially zoned railroad property; west and adjoin-
ing, for the remaining part of the block, are several single - family
residences; north and adjoining, at a much lower elevation, are the
rear yards of two single - family residences. Field investigation discloses
no basic objection to this proposal as it would establish a transitional
use between the single - family residential development to the west, and
the industrial property to the east. The Traffic Engineer has approved
the plan which meets the standards for this type of facility. The pro-
posal meets the required standards for density and building ground
coverage.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a permit for a 36 car off - street
parking lot on the above described property in accordance with plans
approved October 10, 1963 as reflected in revised plans dated November 6,
1963.

to install and operate a 36 -car off - street parking lot in conjunction
with two proposed 18 -unit apartment buildings on the following described
property: Lot F, Soo Line Plat 1#4 and part of Agate Street vacated
adjoining on the east of Lot F located on northwest corner of Fast
Geranium and Agate Streets.
A public hearing will be held in the Council Chambers of the Court
House and City Hall in the City of St. Paul, at 10:00 a.m. on
November 7, 1963.
