RESOLVED, that Harold Lavik be permitted to install and
operate an 18 -car capacity private off- street parking lot in
conjunction with a proposed 17 -unit apartment building, on property
located at the northwest corner of Magnolia Avenue and Burnquist
Street, more particularly described as Lots 19, 20, and 21, Block 3,
Lane - Hospes Add. , in accordance with plans approved April 11, 1963,
subject to compliance with the provisions of all ordinances governing
the operation of parking lots, and to the condition that the sidewalks
abutting said premises be kept clean and free of ice and snow at all times.

Dear Madam:
This is in the matter of the applicationof Harold Lavik for a
permit to install and operate an 18 car private off - street park=
ing lot on property located at the northwest corner of Magnolia
Avenue and Burnquist Street which is described as Lots 19, 20,
and 21, Block 3, Lane & Hospes Addition. The property is zoned
light industry.
The site has been cleared of two single--family residences and
has a frontage of 131.66 feet on the west side of Burnquist Street
and 140 feet on the north side of Magnolia Avenue, resulting in an
area of approximately 18,432 square feet. It is proposed to de-
velop the site with a 17 unit apartment building. To the west
and across a public alley are single- family residences which front
on Magnolia Avenue; north and adjoining is a single - family residence
which fronts on Burnquist Street; east and across Burnquist Street
is a church parking lot; south and across Magnolia Avenue are single -
family residences fronting on said street.
Field investigation discloses no basic objection as the land is
classified in the light industry district, and it is more desirable
to have the property developed for residential purposes than for
industrial use. The Traffic Engineer has approved the plan which
meets the standards for this type of facility. The proposal meets
the required standards for density and building ground coverage.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a permit to install and operate
an 18 car private off - street parking lot on the above described
property in accordance with plans approved April 11, 1963.
