RESOLVED, that Edward W. Kadela be permitted to install
and operate a 16 -car capacity off - street parking facility at the south-
west corner of Cretin Avenue and Marshall Avenue in Saint Paul, more
particularly described as Lots 13 and 14, Block 49, Desnoyer Park
Addition, in accordance with plans therefor approved by the Board of
Zoning on March 23, 1963, a copy whereof shall be filed herewith within
Fthejperiod'of ten days next after the publication of this resolution,
ect to compliance with the provisions of all ordinances and State
statutes governing the operation of parking lots. The permittee and
his assigns shall maintain bumper height fencing on the east line of said
premises, on the south line of the same, and on the west line of the same
opposite the existing building adjacent to said west line, and
within lot 12 of said Block 49, Desnoyer Park Addition.

a 16-car off - street parking lot at the southwest corner of Cretin and Marshall
Aves., on Lots 13 and 14, Block 49, Desnoyer Park Addition, in accordance with
plans attached /and subject to the condition that bumper height fences be erected
along Cretin Ave., the alley and adjacent to the building on the adjoining lot.

Dear Madam:
This is in the matter of the application of Edward W. Kadela
to install and operate a 16 car customer off-street parking
lot on property located at the southwest corner of Cretin and
Marshall Avenues which is described as Lots 13 and 14, Block 49,
Desnoyer Park Addition. The zoning is commercial.
The subject property is developed in part with a commercial
building with most of the remaining portion of the site developed
in lawn. It is proposed to develop the lawn area with an off -
street parking facility accessory to the commercial uses in the
building. The entire site has a frontage of 70 feet on Marshall
Avenue and 153 feet on Cretin Avenue resulting in an area of
10,710 square feet. Approximately the rear 84 feet will be used
for the parking lot, or 5,900 square feet of the site. West and
adjoining the proposed parking lot is a commercial use; north
and adjoining is the commercial building on the site; east and
across Cretin Avenue is a commercial development; south and across
a public alley is a.single- family residence which fronts on Cretin
Avenue.
Field investigation discloses no basic objection to this pro-
posal as there is need.for off - street parking in this area.
The Traffic Engineer has approved the plan which meets the stand-
ards for this type of facility.
The Board of Zoning considered this matter at their meeting on
March 21, 1963 and recommends approval of the proposal subject
to a bumper height fence being erected along Cretin Avenue,
the alley, and adjacent to the building.
