RESOLVED, that John S. Young be permitted to install
and operate an 11 -car private off - street parking facility on
the north side of Maryland Avenue between Mackubin and Norton
Streets in Saint Paul, more particularly described as the
east 78.5 feet of the west 203.5 feet of the south 228.17 feet
of Lot 39, Cottage Homes except part taken for Maryland Avenue,
in accordance with plans approved April 25, 1963, subject to
compliance with the provisions of all ordinances governing the
operation of parking lots and to the condition that the sidewalk
abutting said premises be kept clean and free of ice and snow at
all times.

Dear Madam:
This is in the matter of the application of John S. Young for a permit
to install and operate an 11 car private off - street parking lot in con-
junction with- an 11 unit apartment building on property located on the
north side of Maryland Avenue between Mackubin and Norton Streets which
is described as the east 78.5 feet of the west 203.5 feet of the south
228.17 feet of Lot 39, Cottage Homes except part taken for Maryland
Avenue. This property was rezoned to I'CII residence September 1, 1962.
The subject property has a frontage of 78.5 feet on Maryland Avenue and
extends to a depth of 198.07 feet resulting in an area of approximately
15,548 square feet. To the west and adjoining is a trailer rental bus-
iness which is operating under a five -year permit granted in June of
1959; also west are two single - family residences; to the north and east
is vacant land, northeast is a newly constructed roller- skating rink;
south and across Maryland Avenue are various types of residential uses.
Field investigation discloses no basic objection as the property was
rezoned for this purpose. The proposal meets the required'•standards
for density and building ground coverage. The Traffic Engineer has
approved the plan which meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for an 11 car off - street parking lot on the
above described property in accordance with plans approved April 25, 1963.

with a proposed 11 -unit apartment building. Property located on the
north side of Maryland Avenue between Nackubin and Norton Streets
extended.
A public hearing will be held in the Council Chambers of the Court
House and City Hall Building in the City of St. Paul, at 10:00 A.M.
on May 23, 1963.
