Young for a permit to install and operate an 11 car private off - street parking lot in con- junction with- an 11 unit apartment building on property located on the north side of Maryland Avenue between Mackubin and Norton Streets which is described as the east 78.5 feet of the west 203.5 feet of the south 228.17 feet of Lot 39, Cottage Homes except part taken for Maryland Avenue. This property was rezoned to I'CII residence September 1, 1962. The subject property has a frontage of 78.5 feet on Maryland Avenue and extends to a depth of 198.07 feet resulting in an area of approximately 15,548 square feet. To the west and adjoining is a trailer rental bus- iness which is operating under a five -year permit granted in June of 1959; also west are two single - family residences; to the north and east is vacant land, northeast is a newly constructed roller- skating rink; south and across Maryland Avenue are various types of residential uses. Field investigation discloses no basic objection as the property was rezoned for this purpose. The proposal meets the required'•standards for density and building ground coverage. The Traffic Engineer has approved the plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the application for an 11 car off - street parking lot on the above described property in accordance with plans approved April 25, 1963.
