RESOLVED, pursuant to the pertinent application therefor by Ann Peisert,
owner of the subject premises situate in the City of Saint Paul, at the south-
west corner of Arlington Avenue and unimproved Hawley Street, described as Lots
35, 36, 37, 38, Block 5, Hager's Subdivision of Lots 1, 2, 3, 49 5, 6, 7, 14,
15, 16, 17, 18, Walcott's addition to Cottage Homes, that a permit hereby is
granted unto said applicant for the establishment, maintenance, and operation of
a 24 -car capacity private off - street parking facility on said premises, in
accordance with the approved plans therefor herewith filed, subject to the
requirement that said permittee shall, at said permittee's own cost and expense,
under the supervision and subject to the direction of the Commissioner of

The City Council requested that you draw a resolution granting
the attached application of Ann Peisert for permit to install and operate
a 24 -car private off - street parking lot at the Southwest corner of Arlington
and unimproved Hawley Street, described-as Lots 35. 36, 37, 38, Block 5,
Hager's Subdivision of Lots 1 through 7 and 14 through 18, Wolcott's Addi-
tion to Cottage Homes, in accordance with plans approved "April 25th., A and
subject to the further condition that the adjoining alley be graded and
approved at the petitioner's expense to provide egress and ingress to the
parking lot.

This is in the matter of the application of Ann Peisert for a permit to
construct and operate a 24 car private off -street parking lot in conjunc-
tion with two 11 unit apartment buildings to be constructed on property
located at the southwest corner of Arlington Avenue and unimproved Hawley
Street which is described as Lots 35, 36, 37, 38, Block 5, Hager's Sub-
division of Lots 1 thru 7 and 14 thru 18, Wolcott's Addition to Cottage
Homes. This property was rezoned to a IICII residence district on April 20,
1963.
The site is vacant and has a frontage of 147.5 feet on Arlington Avenue
and 160 feet on unimproved Hawley Street resulting in an area of 23,600
square feet. West and across a public alley is a filling station which
fronts on Rice Street; north and across Arlington Avenue is the Ryan
Landscape Service; east and across unimproved Hawley Street is vacant land;
south and adjoining is vacant land fronting on unimproved Hawley Street.
Field investigation discloses no basic objection as the property was
recently rezoned for this purpose. The Traffic Engineer has approved the
plan which meets the standards for this type of facility subject to the
grading and improving of the adjoining alley to provide ingress and egress
to the parking lot. The proposal meets the standards of density and
building ground coverage for this type of facility.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for a parking lot on the above described
property in accordance with plans approved April 25, 1963 subject to the
recommendation of the Traffic Engineer regarding the adjoining alley.
