Submit report. 2. Check boiler and piping for leaks, provide documentation. 3. Provide heat in every habitable room. 4. Appropriate perniits are required for this work. ZONING 1. This pxoperry was inspected as being a single family residence. NOTES 1. See attachment for permit requirements. 2. Provide plans and specifications for any portion of the building that is to be rebuilt. 3. Most of the roof covering could not be properly inspected from grade. Recommend this be done before rehabilitation is attempted. 4. There was considerable storage/clutter within properiy at the time of the inspection. All to meet appropriate Codes when complete. 5. All items noted as recommended do not have to be completed for code compliance but should be completed at a later date. Possible purchasers of property shall be made aware of these items. Ordering the owner to remove or repair the building(s) at 646 Maryland Avenue West within fifteen (15) days from adoption ofresolution. Mr. Magner stated the building was a one-story, wood frame, single-family dwelling on a lot of 3,485 square feet and had been vacant since July 23, 2004. The vacant building fees in the amount of $625 had not been paid, a code compliance inspection had not been done and the $5,000 performance bond had not been posted. On October 17, 2006, an inspection of the building was done and a list of deficiencies which constitute a nuisance condition was developed. An order to abate a nuisance building was posted on October 30, 2006 with a compliance date of November 29, 2006. To date, the owner had done nothing to abate this nuisance. Ramsey County Taxation has estimated the market value of the land to be approximately $63,300 and the building to be $81,100. Real estate taxes were current. Code Enforcement estimates the cost to repair the building to be approximately $60,000. The cost for demolition was estimated to be approximately $6,000 to $7,000. There had also been two summary abatements issued to this property: to secure the building and the City had to board the building from trespass. Code Enforcement recommends the building be demolished within 15 days. The property owners of record, Atanacio Quevedo Vallego and Gloria Nieto-Vallejo, did not appear. Ms. Moermond recommended the building be removed within fifteen (15) days with no option for repair.
