Daubney to establish a 35 foot building line setback on property located on the south side of Colvin Avenue west of Hilltop Lane. The present setback re- quirement for this property is 45 feet and therefore requires Council authorization to establish the 35 foot setback requested. The legal description is by meets and bounds, a copy of which is attached. The zoning of the property is "Ail residence. The site is irregular in shape and is approximately level and at the street grade of Colvin Avenue for a distance of 140 feet from said street, and then becomes an extremely steep embankment with its lowest point approximately 40 feet below the street grade of Colvin Avenue. The subject property has a frontage of approximately 132 feet on the south side of Colvin Avenue and extends to a depth of approximately 225 feet. Field investigation discloses that the surrounding area land uses are very substantial single- family residences. The adjoining properties to the east and west maintain setbacks of approximately 61 feet. However, these owners have agreed to the proposed 35 foot setback in writing. The Board of Zoning considered this matter at their regular meeting on April 25, 1963, and are of the opinion that the request is a reasonable one.
