On April 5, 1963, the Commissioner of Finance reported the petition sufficient with the owners of 12 of a possible 15 (80°jo) tracts of land within the prescribed 100 foot radius having signed -the petition. The site is developed with a two - family residence which fronts on Avon Street, and it is proposed to install and operate a beauty shop in one of the units as indicated on the petition. The subject pro- perty has a frontage of 40 feet on the south side of Sherburne Avenue and 100 feet on the west side of Avon Street, resulting in an area of 4,000 square feet. To the west and adjoining for the remaining part of the block are single and two - family residences; north and across Sherburne Avenue are single- family residences fronting on said street; east and across Avon Street is an apartment building fronting on Sherburne Avenue; to the south and across a public alley is a used car sales lot which fronts on University Avenue. The Board of Zoning considered this matter at their regular meeting on April 25, 1963, and recommends the granting of the petition to rezone the above described property subject to a negative easement limiting the commercial use to that of a beauty shop.
