This is in the matter of the appeal of Henry Argzmiller to establish
a 12 foot building line setback from McLean Avenue on property
located on the south side of McLean Street between Point Douglas
Road and Clarence Street which is described as Lot 16 except the
east 10 feet thereof and the adjoining east one -half of vacated English
Street; Block 1, Point Douglas Addition. The zoning is "A" residence.
The subject property is developed with a single- family residence and
it is proposed to construct a 16' x 22' garage which will have its
ingress and egress from Point Douglas Road on the portion of vacated
English Street which accrued to the applicant. In order to construct it
with a 12 foot setback from McLean Avenue, Council approval is required
as the subject property has frontage on both McLean Avenue and Point
Douglas Road. Thesubject property has a frontage of 124.36 feet on
McLean Avenue and a frontage of 87.91 feet on Point Douglas Road with
an average depth of 90 feet between the two streets.
Field investigation discloses that the adjoining residence to the
west has a setback of six feet from McLean Avenue and further discloses
that a similar building line request was approved on the property to
the east. The requested 12 foot setback would not have a detrimental
effect on the adjoining properties and would be in keeping with the
purpose and intent of the Ordinance. All of the surrounding uses
are single - family residences.
In consideration of the above factors, the Board of Zoning recommends
the granting of the appeal to establish a 12 foot building line set-
back from _McLean Avenue for the west 45 feet of the above described
property.

Gentlemen:
Your consideration is requested regarding the building line
established on Lot 16, except the East 10 feet thereof, Block
1 Point Douglas Addition and the adjoining East one half of V 4 da.. �
English Street. This property, owned by the undersigned, has
the address of 264 North Point Douglas Road. In accordance
with Legislative Code Chapter 6403 Paragraph j, the building
line for said property is 36 feet.
I am requesting that the building line be shortened to ]2_f ee`t
from the North Property line running South for the purpose of
erecting a 16 ft by 22'ft garage which will be located 12 feet
West of my house.
Along the West side of the proposed garage, I have approximately
74 feet of property between the North and South property lines.
In honoring the building line from the South property line, it
would be impossible to honor the building line from the North
property line with the erection of a garage 22 feet in length.
The enclosed diagram will show the location and dimensions of the
proposed garage which will be constructed with a concrete floor,
all new lumber, and with an exterior stucco finish to match my
house.
Your consideration in this matter will be greatly appreciated.
