O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Paul Gores for a permit to install and operate a 10 car private off- street parking lot in conjunction with a proposed 10 unit apartment building to be con- structed on property located on the north side of York Avenue between Earl and Frank Streets which is described as Lots 30 and 31, Block 74, Dawson's Earl Street Addition. The property is zoned light industry. The subject property is vacant and has a frontage of 80 feet on the north side of York Avenue extending to a depth of 125 feet, result- ing in an area of 10,000 square feet. West and adjoining are single - family residences fronting on York Avenue; to the north and across a platted alley are single - family residences fronting on Sims Avenue; south and across York Avenue is a sheet -metal shop, an apartment build- ing and vacant land classified in the heavy industry district. Field investigation discloses no basic objection to the proposal as it would be more desirable to have it developed for residential uses than an industrial use. The Traffic Engineer has approved the plan which meets the standards for this type of facility. The proposal meets the required standards for density and building ground coverage. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for a 10 car off - street parking lot on the above described property in accordance with plans approved March 21, 1963.
