The property is zoned "C" residence. .4 .The site which is vacant has a frontage of 100 feet on Marshall, Avenue and 141.5 feet on Prior Avenue resulting in an area of 14,150 square feet. West-and adjoining is a single - family residence;, -' to the south across.,Marshall Avenue is St. Mark's School Auditorium; north across a public alley is a single-family residence; east and across Prior Avenue is a vacant lot. Field investigation discloses no:basic objection. The proposal meets the required standards for density and building ground coverage. The Traffic Engineer hasj, approved the plan which meets the standards for this type of facility,:' In consideration of the above factors, the Board of Zoning recommends ' the granting of the application for a 14 car off- street parking lot in conjunction with a proposed 14 unit apartment building on the abov9•l-" described property in accordance with plans approved August 1, 196.3 and dated September 5, 1963.
