O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the Ravoux Company for a permit to install and operate a 242 car parking lot in conjunction with a proposed motel to be erected on property located on the north side of Rondo Avenue between Rice and Marion Streets. The legal description is a miscellaneous one a copy of which is attached. The property is zoned commercial. The site, which is vacant, is "L" shaped with 862 feet on the north side of Rondo Avenue, 256 feet on the west side of Rice Street and 82.76 feet on the east side of Marion Street, resulting in an area of approximately 163,419 square feet, or 3.75 acres. North and adjoining is the Sears - Roebuck store and parking lot; east and across Rice Street is the Minnesota Highway building; south and adjoining is the Twin City Freeway; west and across Marion Street is vacant land proposed to be developed with multi - residential uses in the future. Field investigation discloses no objection to the proposal. The Traffic En- gineer has reviewed the means of ingress and egress to the parking facility and recommends approval. The Minnesota Highway Department has approved the driveways and the Bt. Paul Housing and Redevelopment Autbroity has indicated that the proposal meets all of its standards. In consideration of the above facbrs, the Board of Zoning recommends the granting of the permit for a 242 car off- street parking lot on the above described property in accordance with plans approved July 18, 1963.
