on property located on the north side of Hatch Avenue between Dale
and Kent Streets, in Saint Paul, on Lots 38 through 41, Block 13,
Como Prospect Addition, in accordance with plans dated:rMdreh 18, 1963,
subject to compliance with the provisions of all ordinances governing

The City Council requested that you prepare a resolution granting the
attached application of Garley Construction Co. for permit to install
and operate an 11 -car off-street parking lot on Lots 38 and 41, Block 13,
Como Prospect Addition, on the north side of Hatch Ave. between Dale and
Kent Sts., in accordance with plans dated March 18, 1963-

Dear Madam:
This is in the matter of the application of the Garley Construction Company
which was referred badkkto the City Attorney's office and Planning Board
office for the purpose of resolving questions concerning requirements of the
off - street parking lot Ordinance. The applicant's request is to Install and
operate an 11 -car off - street parking lot in conjunction with a proposed 11-
unit apartment building to be constructed on property located on the north
side of Hatch Avenue between Dale and Kent Streets which is described as Lots
38 and 41, Block 13, Como Prospect Addition. The zoning is light industry.
The property in part is developed with a small single - family residence which
will be removed, and has a frontage of 100 feet on Hatch Avenue extending to
a depth of 134.97 feet, resulting in an area of 13,497 square feet. West and
adjoining is a vacant lot; east and adjoining is a single - family residence;
north and across an unimproved public alley are single - family residences
fronting on Lawson Avenue; wouth and across Hatch. Avenue is vacant land class-
ified in the light industry district and also some lots developed with single -
family homes.
Fieldy investigation discloses no basic objection to the proposal as this use
would be in accordance with the proposed Land Use Plan. The Traffic Engineer
has approved the plan which meets the standards for this type of facility.
The proposal meets the required standards for density and building ground
coverage.
All questions have now been resolved and the applicant has filed plans meeting
all the requirements of the parking lot Ordinance. In consideration of the
above factors, the Beard of Zoning recommends the granting of the application
for a permit for an 11 -cad private off - street parking lot on the above des-
cribed property in accordance with plans dated March 18, 1963.
