RESOLVED, that Mike Perzichilli be permitted to operate a used
car sales lot on property at the northwest corner of Payne Avenue and
East Seventh Street, in Saint Paul, more particularly described as
Lots 11 and 12, Block 11, Brunson's Addition to the Town of St. Paul in
the County of Ramsey and Territory of Minnesota, in accordance with
plans approved May 23, 1963, and subject to all applicable provisions of
the Legislative Code.

Dear Madam:
This is in the matter of the application of Mike Perzichilli for a permit
to operate a used car sales lot on property located at the northwest cor-
ner of Payne Avenue and E. Seventh Street which is described as Lots 11
and 12, Block 11, Brunson's Addition. The property is zoned light industry.
,The property is being used as a used car sales lot, and the requested permit
would legalize this operation. This is an irregularly shaped tract of land
having a frontage of approximately 25 feet on the north side of E. Seventh
Street and an area of approximately 4,700 square feet. The surrounding area
land uses are entirely commercial add industrial in character with the ex-
ception of two residences to the north across a public alley. Field investi-
gation discloses nocbjection to the proposal. The Traffic Engineer has
approved the plan which meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends the
granting of the permit for a used car sales lot on the above described pro-
perty in accordance with plans approved May 23, 1963. On May 28, 1963,
the Council granted informal approval of this matter.
