Paul, as amended: This is an emergency ordinance
rendered necessary for the preservation of the
public peace, health, and safety.
THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section 1. That the Zoning Code, Chapters 60 to 64, inclusive,
of the Saint Paul Legislative Code, pertaining to Use Districts, Height
Districts, and Rezoning of certain properties in the City of Saint Paul,
as amended, be and the same is hereby further amended so as to rezone the
following described property from "C" Residence District to Commercial
District, to -wit:
Lots 13 and 14, Auditor's Subdivision No. 67,
St. Paul, Minn., according to the plat thereof
on file and of record in the office of the Register
of Deeds in and for Ramsey County, Minnesota, being
located on the north side of University Avenue
between Robert and Jackson Streets.
Section 2. This ordinance is hereby declared to be an emergency
ordinance rendered necessary for the preservation of the public peace, health,
and safety.
Section 3. This ordinance shall take effect and be in force upon
its passage, approval, and publication.

Districts, and Rezoning of certain properties in the City of Saint Paul,
as amended, be and the same is hereby further amended so as to rezone the
following described property from "C" Residence District to Commercial
District, to -wit:
Lots 13 and 14, Auditor's Subdivision No. 6T,
St. Paul, Minn., according to the plat thereof
on file and of record in the office of the Register
of Deeds in and for Ramsey County, Minnesota, being

This is in the matter of the petition of Ernest J. and Fellica F. McBride
and Arthur E. Thom, Inc. to rezone from "C11 residence to commercial pro-
perty located on the north side of University Avenue between Robert and
Jackson Streets which is described as Lots 13 and 14, Auditor's Sub. # 67.
On May 17, 1963, the Commissioner of Finance reported the petition suffi-
cient with the owners of 14 of a possible 16 (87.5%) tracts of land within
the prescribed 100 foot radius having signed the petition. The subject pro-
perty has a frontage of 73.42 feet on the north side of University Avenue
and extends to a depth of approximately 113.5 feet, resultipg in an area of
approximately 8,042 square feet. Directly east and adjoining are two vacant
lots, one platted fronting on University Avenue and the other on vacated
Capitol Heights; directly north and adjoining is a large rooming house which
fronts on Capitol Heights; west and adjoining is a large apartment building,
farther west at the northeast corner of Robert Street and University Avenue
is an office building and parking lot. It is proposed to integrate the two
6ubject lots with the adjoining property to the east for the purpose of de-
veloping them with a motel and restaurant with off-street parking accessory
.thereto. Field investigation discloses no basic objection as the proposal
would be in keeping with the character of the area.
In consideration of the above factors, the Board of Zoning recommends the
granting of the petition to rezone the above described property to a commer-
cial district.
