Dear Madam:
This is in the matter of the appeal of Lucille Juenemann and Daniel
B. Becker for the extension of the use permitted on a portion of the
site to extend to the entire site on property located at the north-
easterly intersection -of Robert, Page and State Streets which is de-
scribed as Lot 9 except the north 16 feet thereof, all of Lot 10 and
that part of the vacated alley adjoining thereto, Block 3, West St. Paul
Real Estate and Improvement Syn. Add. # 1. The property carries two
zoning classifications with approximately 507o commercial and the balance
"B" residence.
The site is vacant and as indicated in the applicant's letter of appeal,
it is proposed to construct a two -story commercial building. The first
floor would be used for the sale of artifical limbs (the State Street
frontage) and the second floor (the Robert Street frontage) would be
used for doctors' and dentists' offices. The subject property is in
part level and at the street grade of Robert Street, then drops off
sharply to the grade of State Street resulting in a difference in ele-
vation of approximately ten to twelve feet. The property has the

Gentlemen:
The undersigned, Lucille Juenemann,_ is the record owner and the
undersigned Daniel B. Becker holds an option to purchase the fol-
lowing_ described real estate situated in the City of Saint Paul, County
of Ramsey, to-wit:
Lot 9, except the north 16 feet thereof,
all of Lot 10 and that part of the vacated
alley adjacent thereto, Block 3,,West Saint
Paul Real Estate and Improvement Syndi-
cate Addition No. 1, according to the plat
thereof on file and of record in the office
of the Register of Deeds in and for Ramsey
County, Minnesota.
The above described property is at the intersection of South Robert
Street, State Street and East Page in the City of Saint Paul. It has a
60 foot frontage on South Robert Street, approximately I20 feet on
East Page and approximately 60 feet on State Street. Approximately
the easterly 40% of this property is zoned commercial district and
the remaining portion is zoned "B "' residential district. That portion
zoned commercial is of too small an area to be feasibly used for a
commercial purpose. Similarly, that portion zoned "B" residence is
limited in size and can be utilized only in connection with that portion
of the property zoned commercial.
Mr. Becker's option to purchase is contingent upon the whole piece

being zoned commercial, and if this is accomplished, he will
complete the sale and intends to construct a substantial two story
commercial type building, the first floor of which would be used
by him for the sale of artificial limbs, the business in which h:e is
now engaged, and the second story to be used for offices of doctors
or dentists.
The undersigned, therefore, pursuant to Section 64.03 of the Zoning
Code of the City of Saint Paul, do hereby appeal from the «B" resi-
deuce zoning of the westerly portion of the property hereinbefore
described and do request that commercial zoning be extended to the
entire plot described above.
