The City Council requested that you prepare a resolution granting the
attached appeal of Cleveland Avenue Methodist Church for waiver of
building area limitations for church use on Lots 1, 2 and 3,
Schoonmaker's and Hunt's Addition, at the southwest corner of Cleveland
and Sargent Aves., in connection with construction of an addition,
in accordance with plans filed.

Dear Madam:
This is in the matter of the appeal of the "leveland� venue Methodist
urch, asking to waive the building area limitations for church use
in "A" residence district on property described as Lots 1, 2, and
3, Schoonmaker & Hunt'-s Addition.
The applicant's property consists of three (3) platted lots having a
combined frontage of 147.1 feet along the south side of Sargent Avenue
and 122.86 feet along the west side of Cleveland Avenue resulting in
an area of 181073 'sq.fit. The property is presently developed with an
"L" shaped church structure which was originally constructed in 1926
and added to in 1950. It is now the desire of the a licaat to c n-

The applicant is requesting the variance of Chapter 60.14 of the Legis-
lative Zoning Code,wbicb limits building coverage to not'more than 307,

dition would result in'43 percent of the site being ussed for building
purposes.
Field investigation discloses that the proposed addition would in no
way affect the adjoining residence properties as there would not be
an encroachment on the present Sargent Street setback or the present
side -yard between the existing church and residence to the west. To
the east and across Cleveland Avenue from the proposed addition is the
Groveland Palk school playground and -south across the adjoining public
alley is an existing filling station.
The Board of Zoning, at its meeting of December 6, 1962, heard the
applicant's request and recomm nded the granting of same'in accordance
with plans filed.

We, the undersigned, do hereby petition that the Council _
waive the restrictions of the Legislative Code, Paragraph
60.14., to permit.a building area in excess of 30% of
the ground area on Lots 1, 2 and 3 of Schoonmaker & Hunt's
Addition to the City of St. Paul, Ramsey County, Minnesota.

The Cleveland Avenue Methodist Church has endeavored un-
successfully for a number of years to acquire additional
property. Thell�educational space in the present building
is entirely inadequate for the number of children attending
so that the need for additional area has become extremely
urgent and the building of an addition can no longer ^be
postponed.
