O'Connell City Clerk Building Dear Madam: This is in the matter of the Minnesota Lumber and Wrecking Cor- poration's appeal to extend a light industrial zone to an entire tract on property located at the northwest corner of Albert Street and Pierce Butler Road. The property is described as Lot 1, Block 2, College Place East. Division, subject to the Northern Route. The present zoning of the property is IIBII residence and "light industry." The property is developed with a one -story concrete block garage building, a part of which is used for office space. The applicant proposes to relocate his business on the subject property, and in accordance with Section 64.03 of the Zoning Code, it is necessary to secure authorization to use the entire tract for light indus- trial purposes. At the time of the passage of the Zoning Ordinance in 1922, 90% of 'this tract was classified in the "light industry" district and the remaining 10% was zoned IIBII residence. The subject property has a frontage on the north side of Pierce Butler Road of 225.1 feet and a frontage on the west side of Albert Street of 139.16 feet, resulting in an area of approximately 22,478 square feet. The adjacent land uses are entirely light and heavy industrial in character. Field investigation discloses no objection to this request as it appears reasonable to permit the applicant to use the entire lot for light industrial purposes. The request would not deviate from the purpose and intent of the ordinance nor would it appear to have an adverse effect on the other properties within the area. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal of the applicant to extend the light in- dustrial use to the entire lot. Veryjtruly yours, r j G . Gentlemen: The above property has until recently been used as a truck term- inal and "maintenance repair shop. It-is our intention to use this property as a maintenance repair shop, office, and equipment storage yard. At the present -time, the major portion of the tract is zoned as light industrial with a very small portion in the southeast corner of the tract - zoned' as residential. The present office facilities are not large enough to accomodate us, so it is our intention to build an addition -to the south end of the existing building. In order to'make this addition it is necessary for us to appeal for extension of use to the entire lot.
