O'Connell City Clerk f Building E Dear Madam: OF SAINT PAUL SAINT PAUL 4, MINNESOTA December 27, 1962 On November 13, 1962, the City Council referred to the Board of Zoning the petition of Alrid L. Mueller to rezone Lot 3, and the southerly 5 feetl�of Lot 2, Block ,2, Auditor's Sub. #73 from its present "C" reslidence district to a "commercial" district so that it could be used,,for off - street parking purposes in connection with his mortuary establishment adjoining to the south and which is located at the northwesterly corner of east Seventh and Maria Streets. The Commissioner, €of Finance on November 12, 1962, reported the petition sufficient in that the owners of 12 of the 14 tracts of land (86 %) within the presci�ibed 100 ft. radius had signed the petition. Field investigation discloses that the property is presently vacant having recently been cleared of a single- family residence. Adjoin- ing to the north��is a single - family residence which fronts on Maria Avenue, farther to the north is an existing church parking lot, north and across Mario Avenue is also a parking lot used in connection with East Side Ford Motor Company. South and adjoining is the applicant's mortuary and a large parking lot; west and adjoining at a lower ele- vation is also an existing parking lot. Because of the commercial characteristics 'of the immediate area with the exception of the one single - family residence to the north, it would appear reasonable to reclassify this property to a "commercial" district so that it could be used for off - street parking purposes as there appears td be an acute off - street parking problem in this immediate area. The reclasification of this property1 would also be in keeping with the proposed Land Use Plan. The Board of Zoning, after considering this matter, concurred in the recommendation submitted by the Planning Board staff to approve the petition as submitted. Very truly yours, Herbert C.
