RESOLVED, upon the pertinent appeal, under the Zoning Code,
by William G. Kulkey, owner of the sub�ect real estate situate in the
City of Saint Paul, described as Lot 20, Block l, H. M. Ra.nney's
Sub. Div. Slock 11,,Stinson's Division to St. Paul, Minn., and classified .
under said Zoning Code in "B" Residence District, that, pursua.nt to
Section 6�+.03 of said Zoning Code and paxticularly pursuant to paragraph
o (2), the provisions of said Zoning Code hereby are determ.ined and
varied in their application to said premises so as to permit the use of
the same for the construction, mai.ntenance, and operation thereon of an
existing residence building with sepaxate aceommoda�ions for several,
not in excess of three, families, without substantial alteration of the exterior of
said building, which existed prior to August 22, 1922, and which possesses

� The subject property is presently used as a three-family residence and �
the purpose of the appeal is to legalize the use. The property has a
frontage of 40 feet a'nd a depth of 124 feet, resulting in an area of . -�
4,960 square f'eet ,with a building area in excess of 1,000 square fe�t ,
as delineated by its foundation which qualiFies the applicant to appeal -�
_ under Chapter 64.U3, Section "o", par. .2 of the Legislative Zoning '
Code which permits such a use. ,
� The Board of Zoning considered this matter at its regular meeting on
k
_ March 19, 1964. After hearing the report of the staff that the area
is developed predominantly with single-family residences, and that ,
the size of the lot precludes pro'viding off-street parking for three - `
cars, the Board recommended denial of the above outlined appeal. .

conaider the matter of the application of William G. Rulkey for appeal
to allow a three family dwelling in a "B" Residence zone on the
following described property: Lot 20, Block 1, H. M. Ranney's Sub-
division of Block 11. The property is located on the north aide of
Edmund Avenue between Rent Street and Mackubin Street. '
A public hearing will be held in the Council Chambers of the Court
House and City Hall in the City of St. Paul, at 10:00 a.m. on
