This is �a _ large, irregularly shaped tract of land which has a frontage of 25 feet along the northeasterly side of Como Boulevard and which formerly had frontage along W. Geranium Avenue and No. Avon Street which streets are now vacated, The � • total site area is slightly in excess of 99,000 square feet. � The Board of Zoning' considered this matter at its regular meeting on February 27 - and again on March 5, 1964. It was pointed out that the proposal met the density and building ground coverage standards of the Zoning Code, as well as the design standards of the off-street parking lot ordinance. The Traffic Engineer has re- viewed the parking lot layout and recommends approval subject to the grading` and � _ inproving of the adjbining public alley to the most northerly entrance of the � proposed parking facility. The Public Works right-of-way Engineer has made a � , survey of the adjoining public alley and ha� advised that the alley will be � graded only if a catch-basin is installed at approximately the most northerly entrance to the parking�facility, and further subject to the applicant providing � the City with a sewer easement across his property so that said catch-basin can �' . be connected to an existing 12 foot storm sewer now located at the intersection � � of vacated Geranium and Avon Streets. Grant Construction Company for a 58 car off-street ' , parking facility in conjunction with a proposed apartment project at which time they paid a fee of $44.00 _y, On March 5, 1964 an amended application was filed bringing the number of spaces to 81, or an addition 23 spaces for which a fee of $11.50 was paid. The final plans which have now been filed in this office indicate there will be a total of 113 car spaces, or anadditional 32 spaces for which an additional fee of $16.00 is due.
