THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section 1. That the Zoning Code, Chapters 60 to 64,

perties in the City of Saint Paul, as amended, be and the
same is hereby further amended so as to rezone the following
described property from "B" Residence District to Commercial
District, to -wit:

R. 23 described as follows Ex. Benson, beginning at
south corner of NWJ of SEJ of Sec. 15, T. 28, R. 23;
thence east along south line of said Quarter Quarter
sec. 177.56 ' thence north on a line parallel with
Quarter Quarter sec. 623.5'; thence SWIly 248.9 to a
point on Quarter Quarter Sec. line 441.07' north of =
southwest corner of Quarter section thence south along
Quarter sec. line 441.07' to place of beginning;"

This is in reply to the referral of the petition of Henry
Oselka to rezone from "A" residence to commercial district
property located at the northeast corner of White Bear and
Nebraska Aven es which is described as Lot 38, Block 2,
Hayden Heights Addition. _
On June 24, 1964, the Commissioner of Finance reported the
petition sufficient with the -owners of 9 of a possible 12,
(75%) tracts] .rof land within the prescribed 100 foot radius
having signed the petition. The site ;is presently developed
with a single - family li story structure and a one -car garage.
It is'propos�ed to remodel the existing structure into a den-
tal office and - provide off - street= parking for four cars in
addition tojthe garage now on the site.
The Board of
,�Zoning considered this matter at its regular
meeting on July -23, 1964: Th'e -staff reported that the pro-
posed use would be compatible -with the existing uses in the
area, and would not be detrimental to the adjoining properties.
The proposed use would be in accord with the Proposed Land
Use Plan.' In consideration.of these . faciors,_ -the Board of
Zoning recommends the granting of the.petition to rezone the
above described property'to,a- "Commercial" district.
