RESOLVED, ugon due consideration of the application of
Walter J. Ha.nsen, owner' of the sub�ject premises, therefor, hereby there
is gra,nted to said applicant, a permit for the installation, maintenance,
and operation of a 12-cax capacity off-street paxking facility in con,junction
with a proposed 11-unit apaxtment building, on the following described premises

attached application of Walter J. Hansen for permit to instal.l and
operate a 12-car off-street parking lot in con�waction with a proposed
11-unit apa,rtment building to be constructed on property at the r�ortheast
corner of E. Seventh and Flandreau Sts.� also described as Lots 16 and 17�
Block �+� Birmingham Park Addition� sub�ect to the condition that a retaining

This is in the matter of the application of Walter J. Hansen for a permit
' to install and operate a 12 car off-street parking lot in conjunction with
a proposed 11 unit apartment building to be constructed on property •located
at the northeast cor�ner of East Seventh and Flandreau Streets, which is
described as Lots 16 and 17, Block 4, Birmingham -Park Addition and is zoned � =
commercial. ' a' �

The Board of Zoning;;considered this matter at its regular meeting on April
2, 1964 and heard the staff report that the parking lot plan met the re- .
quired standards and .had been approved by the Traffic Engineer with respect
' to traffic movements. However, because of the difference in elevation from
the front to the rear of the lot, the staff recommended that a retaining
wall approximately 3 feet in height be constructed along the adjoining alley. - .
The subject propert}r has a frontage of 80 feet along the north side of East
Seventh Street and ;148.25 feet along the east side of Flandreau Street re-
sulting in a site area of 11.860 square feet. � _
It is the Zoning Board's recommendation that the 12 car parking lot applica-
, � tion be approved in accordance with the suggestion that a retaining wall be
` constructed as outlined above and that this wall be reflected in the appli-
_ cant's plans. �' •
