�his is in reply to the referral of the appeal of Hubert S. Spinks
� ' - • to establish a 12 foot building line setback from Charles Avenue
- , for �property located on the south side of Charles Avenue between
Mackubin and Arundel Streets which is described as Lot 55, Block 15, �
Smith's Sub. of Stinson's Div. of NW � of Sec. 36, T. 29, R. 23.
The property is zoned "B`* residence. � .
� • The site is developed with a single-family residence and it is� pro-
posed to construct a one-story porch addition to the front of �the
existing structure which woul'd establish a 12 foot setback. The
present setback in the block as established by the existing residences
is 15 feet. The property owners adjoining to the east and we�t have
submitted letters of acquiescence to the ,proposed change. '

' The B oard of Zoning considered this matter at its regular meeting -€ _
on April 16, 1964 and after hearing the report of the staff that the
' neighbors affected by the change have submitted letters of acquiescence, -
recommended the granting of the appeal to establish a 12 foot�building
line setback from Charles Avenue for the above described property as -

I am the owner of a single family residence at 460 Charles Street which is
on the South side of Charles between �rundel and ,�'Mackubin: . The legal
description of thia property is Lot 55, Block 15, �Smiths Sub. of Stirisons
Div. of the N. �i'. � of Sec. 36-29-23• �
• I would like permission to construct a.n addition to the exiating building
to come within 12 feet of the front property line. The establiahed building
line for this block has been checked and. found to be 15 feet. The conetruct-
ion of this addition would in no way change the preaent use of this �roperty.
I appeal under the Legislative Code Chapter 64.03, Paragraph J, of the City
of St. Paul Zonin$ Ordinance.
