This is in the matter of the appeal of Robert F. Lescarbeau
to establish a 42 foot building line setback from Ames Avenue
on property located on the north side of Ames Avenue between
Germain and Kennard- Streets. The legal description is a mis-
cellaneous one, a copy of which is attached.
This is an irregularly•shaped tract of land having a frontage
along the north side of Ames Avenue of approximately 73 feet,
and an area,of approximately 9,826 square feet.- Because the
required building Me setbackrfor; this lot would be 59 feet as
established by the original platted lots, it-is necessary to
secure Council approval for the 42,foot building line setback
as requested. `
The Board of Zoning considered this matter at its regular
meEtLng on July 1, 1964. The staff reported that the re-
quested setback was,reasonable•and would not be detrimental
to the adjoining property owners. The applicant has secured
letters of approval from the two adjoining property owners.
The Board of zoning, therefore, recommends the granting of
the 42 foot building line setback from Ames Avenue as requested.
On July 2, 1964, the Council granted an informal approval of
this appeal.

fraction; thence north on said east line to a point distant 104,
feet south of said south line of East Jessamine Avenue; thence
northwesterly 64.28 feet to the point of beginning, except that
part thereof lying southeast of a line described as follows:
beginning at a point on said east line distant 226.34 feet south
of said south line of East Jessamine Avenue; thence running southwesterly
at an angle of 28 degrees 15 minutes to said east line 25.6 feet to
said northerly line of Ames Avenue.
The property is located on the north side of Ames Avenue between
Germain Street and Kennard Street.
