Mr. Robert B. Gerber Jr.

Building
Dear Sir:
This`is in thematter of the application of Wm. H. Weitzman
for a permit to install and operate a 25 car off-street
parking lot in conjunction with a proposed 25 unit apartment
building to be constructed on property located on the south
side, of Marshall Avenue between Howell and Dewey Streets
which is.described as Lots-6, 7, 8, Block 2, Merriam Park
2nd Addition. The property is zoned "C" residence.
The subject property is presently developed with two single -
family and one two - family residence and has a frontage of
.150 feet on the south side of Marshall Avenue and extends to
a depth of 169.2 feet; resulting in an area of approximately
25,395 square feet. It is proposed to remove the dwellings
and develop the site with a 25 unit apartment structure and
off-street parking accessory thereto.
The Board of Zoning considered this matter at its regular
meeting on June 4, 1964. The staff reported that the pro -
posal met the standards for density and building ground coverage
and that the parking lot plan met the standards for this type
of•facility and had been approved by the Traffic Engineer. A
4 foot chain link fence along the east and west - property lines
was recommended for the protection of the children in the area.
The Board of Zoning recommends the granting of the application
for a 25 car off - street parking lot on the above described pro-
perty subject to the above mentioned fence, and in-accordance
with final plans dated July 22, 1964.
Sincerely,
IK B. R. Teig, .I.P.
