Gerber-Jr. City Clerk I Building w Dear Sir: This is in the - matter of the. appeal of Leonard Bisanz and W. M. Mailand to establish an 8j foot building line setback from the north line of St. Paul Avenue for property located between Davern Street and Edgcumbe Road which is described as the west j of Lot, 3 and all of Lots 4 and 5, Granport Addition. The property is zoned "C1t residence. The site is presently being developed with a 14 unit apartment build- ing and it is proposed to construct a canopy over the front entrance which would come within 8j feet' of the north line of St. Paul Avenue. The established building line setback in this block is 14 feet, there- fore it is required to secure Council approval for the proposed 8j foot setback. _ The Board of Zoning considered this matter at its regular meeting on .August 27, 1964._ The staff reported that the request appeared reason- able and would not have a detrimental effect on the adjoining properties. It was pointed out thatthere are six recently constructed buildings in • this block all'of which have'canopies that - extend within 8j feet of St. Pain Avenue. .Therefore, the Board of Zoning recommends the granting of the appeal as above outlined,An the above described property. I We, Leonard W. Bisanz and Wallace M. Mailand respectfully request a waiver, under Chapter 62 of The Building Code which requires an apartment building, Including the front canopy, be set back from the property line a distance of 14 fe "et. We propose to erect a 14 unit apartment building 14 feet from the property line excepting that the front canopy Will protrude 52 feet forward of this line. This will then place our building and canopy directly in line with the same setback as the other six apartment buildings whichl are directly adjacent and immediately West of our building.
