RESOLVED, That J & H Construction Company be permitted
to install and operate a 10 -car off- street parking facility
in conjunction with a proposed 10 -unit apartment building, on
the south side of Larpenteur Avenue between Rice and Park Streets,
more particularly described as Lots 6 and 7, Block 1 Merrill's
Division of Rice Street Villas, in accordance with final plans
dated September 10, 1964; subject to the condition that said
applicant- permittee grade the east -west alley adjoining the
subject property, and also the north -south alley to provide
ingress and egress to the parking lot; and further subject
to compliance with all applicable City ordinances, State statutes
and rules and regulations of public authorities having cognizance.

This is in the matter of the application of the J & H Construction
Company for a permit to install and operate a ten car off-street park-
ing facility in conjunction with a proposed 10 unit apartment building
to be constructed on property located on the south side of Larpenteur
Avenue between Rice and Park Streets which is described as Lots 6 and 7,
Block 1, Merrill'siDiv. of Rice Street Villas. On August 3, 1963, this
property was rezoned from "B" to "C11 residence district
The subject property has a frontage of 80 feet on the south side of
Larpenteur Avenue and a depth of 126 feet, resulting in an area of
10,080 square feet!
The Board of Zoning considered this matter at its regular meeting on
September 10, 19641 The staff reported that the parking lot plan met
all of the standards for this type of facility, and had been approved
by the Traffic Engineer subject to the grading of the east -west alley
adjoining the subject property, and also the north -south alley to provide
ingress and egresslto the parking lot. The staff further reported that
the proposal met the standards for density and building ground coverage.
In consideration of these factors, the Board of Zoning recommends the
granting of the permit for a 10 car off - street parking facility on the
above described property in accordance with final plans dated September 10,
1964, subject to the grading of the alleys as outlined above.
