Code, the provisions of said Zoning Code hereby are varied
to the extent necessary therefor, and a permit is granted hereby
to said appellant for a relaxation of the minimum frontage re-
quirement from 60 feet to 57.79 feet and of the area requirement
from 7,500 square feet to 7,2+0 square feet for property located
on the west side of Hazelwood Street at Cottage extended westerly
and described as Lot 1 and the north 18.6 feet of Lot 2, Scherers

building ground standards of the Zoning Code to permit the erection
of a two - family residence on a lot of insufficient width and area
on property on the west side of Hazelwood St. at Cottage extended
westerly, described as Lot 1 and the north 18.6 ft. of Lot 2,

Dear Sir:
This is in the matter of the appeal of Isadore Tillges to,relax
the density-and building ground standards of Chapter 60.24 of -the -
Legislative Zoning Code to permit the erection of a two - family
residence on a lot of insufficient width and area on property
located on the west side of Hazelwood Street at Cottage extended
westerly and 'described as Lot 1 and the north 18.6 feet of Lot 2,
Scherer's Sub. No. 1. The property'is zoned "A" residence.
Chapter 60.24 of the Legislative Zoning Code provides for a 60 `
foot frontage and an area of 7,500 square feet -for a two- family
residence in an "A" residence zone. The applicant has a frontage V
of 57.79 feet and an area of 7,240 square feet so it is necessary 1/
for-him to secure Council approval before proceeding with the
development.'

The Board of Zoning considered this matter at its regular meet-
ing on August 27, 1964. The staff reported that the request
was reasonable and it did not appear that the use as proposed
would have -a detrimental effect ,,on the adjoining properties as
there is presently an apartment development under construction
to the north and adjoining . -The Comprehensive Land Use Plan
indicates that in this area a frontage of 50 feet and an area of
6,000 square feet would be .sufficient for a two - family residence.
Based on these factors, the Board of Zoning recommends the grant-
- ing of the 'appeal as above outlined.
