These criteria are covered below under • "Required Findings F. HISTORY/DISCUSSION: This property is part of the Victoria Park development. It wras rezoned from 13 to TN3 in 2005 (Zoning File # OS-093-694) G. DISTRfCT COUNCIL RECOMMENDATION: The District 9 Council had not commenfed on the RLS at the time this staff report was prepared. Nowever, District 9 has been very supportive of the project for several years, and continues to work closely with fhe developer on each phase of the project. H. FINDINGS: § 69.406 of the Zoning Code requires that ali of the following findings shaii be made prior to approval of a subdivision: 1. All the applicable provisions of the Legislative Code are complied wrth. City staff have reviewed the proposed plat and have determined that all applicabie provisions of city codes are met. 2. The proposed su6division will not be detnmental to the present and potential surrounding land uses. The proposed piat is consistentwith fhe suttounding land uses, and will not be detrimental to present and future use of surrounding land. 3. The area surrounding the subdivision can be planned and deve%ped in coo�dination and compatibility with the proposed subdivision. The area surrounding the proposed plat is already deveioped and compatible with the proposed plat. 4. The subdivision is in conformance with the comprehensive plan. The subdivision is in conformance with the Housing chapter of the comprehensive plan, which identifies this as a major housing redevetopment site. It is aiso consistent v�ith the Victoria Park Master Plan (2005) and conforms to redevelopment plans for the area. 5. The subdivision p2serves and incorporafes the site's imporfant exisfing naturaf feafures • whenever possibte. The site is being redeveloped and has no remaining natural features. 6. A{! land intended for building sifes can be used safely without endangering residents by perii from floods, erosion, continuously high wafer table, severe soil conditions or other menace.
